What we check during a Home Watch visit
Each property receives an agreed, customized checklist. Inspections are non-invasive visual observations, with photo documentation and prompt reporting of visible concerns.
Interior, plumbing and moisture
- Look for visible leaks under accessible sinks, around toilets, water heaters and appliances
- Observe ceilings, walls, baseboards and accessible areas for water stains, dampness or unusual odors
- Run faucets and flush toilets when authorized by the homeowner
- Look for signs of insects, rodents or other pest activity
HVAC, humidity and appliances
- Record indoor temperature and humidity; verify thermostat settings
- Observe AC operation indicators and visible condensate or water concerns
- Visually check accessible AC filter condition
- Observe refrigerator, freezer and other designated appliances for obvious issues
Security and general condition
- Check accessible doors, windows and garage closure
- Observe alarm status if access and authorization are provided
- Note unusual noises, odors, visible damage or signs of forced entry
- Provide visit photos and a written summary; escalate concerns according to homeowner instructions
Exterior, pool and outdoor areas — where applicable
- Ground-level visual check of accessible exterior walls, roofline, windows and doors
- Observe lanai, pool cage, screens, pool/spa appearance and visible equipment indicators
- Look for storm debris, drainage issues, landscape concerns and visible irrigation leaks
- Check accessible driveway, garage, outdoor kitchen and detached areas identified in the service plan
Home Watch is a visual property-observation service, not a licensed home inspection, HVAC diagnostic service, mold assessment, pool maintenance service or guarantee against loss. Specific checklist items depend on safe access, homeowner authorization and property features.

Pricing is preliminary and subject to George's approval before public launch. “From” prices are not guaranteed quotes. Complete Care's 60-minute allowance covers eligible routine maintenance labor during scheduled visits, does not roll over, and excludes materials, specialized equipment and licensed trade work. Four visits means four visits per billing month, not necessarily every calendar week.

Your quote reflects the actual time and attention your property requires. A compact condo with one AC system is different from a large single-family home with multiple systems and outdoor amenities.
Factors we consider
- Property type: condo, villa, townhome, single-family home or luxury estate
- Approximate size: under 1,500; 1,500–2,500; 2,500–4,000; 4,000–6,000; or over 6,000 square feet
- Complexity: bathrooms, kitchens, AC systems, appliances, garages and separate structures
- Outdoor features: pool, spa, lanai, outdoor kitchen, landscaping and irrigation
- Service needs: visit frequency, reporting, maintenance, vendor access and travel
We can also create a custom schedule and checklist for unique homes or homeowner requirements.
